ZONING BYLAW AMENDMENTS

Notice of Intention to Amend Regina Zoning Bylaw No. 9250

The Council of the City of Regina hereby gives notice, pursuant to section 207 of The Planning and Development Act, 2007, of its intention to amend Regina Zoning Bylaw No. 9250.

The amendment is contained in the proposed Bylaw number 2009-68, and more particularly referred to below.

The proposed amendment may be inspected by any person in the Planning and Sustainability Department, City Hall, between the hours of 8:00 a.m. and 4:45 p.m. on Monday through Friday, all holidays excepted, and up to 4:45 p.m. on Monday, the 23rd day of November, 2009.

City Council at its meeting to be held on Monday, November 23, 2009 at 5:30 p.m. in Henry Baker Hall, Main Floor, City Hall, Regina, Saskatchewan, will consider any submissions respecting the proposed zoning amendment. Prior to Council considering the proposed zoning amendment, the City Clerk will inquire as to whether any person present wishes to be heard by Council in relation to the amendment.

All written submissions must be provided in accordance with the City of Regina’s Procedure Bylaw and received by the City Clerk at that office before 1 p.m. on Thursday, November 19, 2009.

Proposed Bylaw No. 2009-68

Amendment to Regina Zoning Bylaw No. 9250 – Chapter 19 (Zoning Map Numbers 2482 and 2483)

Consideration is being given to rezone the properties as shown on the map published herewith as follows:

Harbour Landing

Legal Address: Portion of SE ¼ Section 2, Township 17, Range 20, West of the 2nd Meridian - Proposed Harbour Landing Phase 2B Subdivision

Civic Address: n/a

Current Zoning: UH - Urban Holding

Proposed Zoning: Lots 2 to 21 and Lots 32 to 41, all in Block 1; Lots 2 to 15,

inclusive in Block 4; Lots 2 to 14, inclusive in Block 5; and all of Blocks 2, 3 and 6 - R1 - Residential Detached

Lot 1 and Lots 22 to 31, inclusive in Block 1; Lot 1 in Block 4; and Lot 1 in Block 5 - R1(PL) - Residential Detached with a Pipeline Corridor Setback Overlay

Municipal Reserve MR4 and Environmental Reserves ER20, ER21 and ER22, corresponding to an existing pipeline corridor, - PS - Public Service

Reason: The proposed Zoning Map amendments will allow for the subsequent subdivision and development of Harbour Landing Phase 2B, within the Harbour Landing Concept Plan area.

The Pipeline Corridor Setback Overlay Zone will be applied to those lots that are adjacent to the TransCanada PipeLines Limited (TCPL) right-of-way, which will be contained within the above-referenced Environmental Reserve Parcels.
